Proposal

 To amend the Waterfront Residential with an Exception “(WR-E54)” Development Permit Area to facilitate the construction of a screened porch addition, attached to Dwelling No. 2.  The property currently contains 6 detached dwellings, an existing dock structure and other minor accessory structures.

 An amendment is required to:

  • increase the gross floor area (maximum) for the permitted dwellings and structures on the subject property from 506 sq. m. (5450 sq. ft.) to 521 sq. m (5608 sq. ft.); and,

update Schedule B to By-law 2013-127 to increase the gross floor area (maximum) for Dwelling No. 2 from 75 sq. m. (807.3 sq. ft.) to 89.9 sq. m. (967.7 sq. ft.) to accommodate a screened porch addition.

This application has been deemed complete in accordance with the Planning Act. 

 If a person or public body would otherwise have an ability to appeal the decision of the Township to the Local Planning Appeal Tribunal but the person or public body does not make oral submissions at a public meeting or make written submissions to the Township of Lake of Bays before the by-law is passed, the person or public body is not entitled to appeal the decision.

 If a person or public body does not make oral submissions at a public meeting, or make written submissions to the Township before the by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Local Planning Appeal Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
