Proposal

 To rezone the subject lands from the Waterfront Residential “(WR)” Development Permit Area to a Waterfront Residential with an Exception “(WR-EXXX)” Development Permit Area to facilitate the construction of a new dwelling with attached garage, sundeck, and covered entryway.

 An amendment is required in order to:

a)    increase the maximum permitted footprint constructed between 20 metres (65.6 ft.) and 60 metres (196 ft.) of the shoreline from 510 sq. m. (5499 sq. ft.) to 949.5 sq. m. (10,220 sq. ft.); and

b)    increase the maximum permitted height of a dwelling from 8.5 metres (27.9 ft.) to 9 metres (29.5 ft.).

c) The application also proposes to identify 2 separate parcels of land, to be considered as one lot for planning purposes.

This application has been deemed complete in accordance with the Planning Act. 

 If a person or public body would otherwise have an ability to appeal the decision of the Township to the Local Planning Appeal Tribunal but the person or public body does not make oral submissions at a public meeting or make written submissions to the Township of Lake of Bays before the by-law is passed, the person or public body is not entitled to appeal the decision.

 If a person or public body does not make oral submissions at a public meeting, or make written submissions to the Township before the by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Local Planning Appeal Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
