To rezone the subject lands from the Waterfront Residential “(WR)” Development Permit Area to a Rural Residential with an Exception “(RR-EXXX)” Zone to permit a second dwelling unit having a maximum floor area greater than permitted.  The effect would be to permit the establishment of a secondary dwelling unit on the subject lands, having a maximum floor area of 148.7 sq.m. (1,600.6 sq.ft.).

 

The secondary dwelling unit proposed for the property is the existing dwelling, with minor additions.  The setback of the proposed secondary dwelling unit from Port Cunnington Road is proposed to be recognized and restricted to the setback which currently exists. A new 185.8 sq.m. (2,000 sq.ft.) dwelling is proposed to be constructed as the primary residence on the property.

This application has been deemed complete in accordance with the Planning Act. 

 If a person or public body would otherwise have an ability to appeal the decision of the Township to the Local Planning Appeal Tribunal but the person or public body does not make oral submissions at a public meeting or make written submissions to the Township of Lake of Bays before the by-law is passed, the person or public body is not entitled to appeal the decision.

 If a person or public body does not make oral submissions at a public meeting, or make written submissions to the Township before the by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Local Planning Appeal Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
