Each year, Council passes a budget. The budget sets out the amount of funds to be raised from property taxes. That amount is divided amongst the total taxable assessed value of all eligible properties in the Township. The taxable assessed value of each property depends upon its tax multiplier (%) which is set each year by the Township, following guidelines set out by the province.
In the Township of Lake of Bays, your property taxes are based on the property assessment value of the home, cottage or vacant land you own. This value is set by the Municipal Property Assessment Corporation (MPAC). The Province of Ontario, The District of Muskoka and the Township of Lake of Bays all receive a portion of your tax dollars to support the services they are responsible for providing.
Property taxes are determined by multiplying the current value or assessment of your property by the annual tax rate for the property type or property class, plus any applicable special charges.
