Billing

Property taxes are distributed twice per year, and you will receive your tax bills by mail. The billing cycles are as follows:

  • January tax bill with due dates in February and April (Interim)
  • June tax bill with due dates in July and September (Final)

If you have not received a copy of your bill, please contact us at 705-635-2272. Failure to receive a tax bill does not exempt the bill from being due or exempt the taxpayer from incurring late payment charges.

We add interest to all unpaid tax accounts on the first day of each month at a rate of 1.25%

Yes. There is a $10.00 fee for any tax bill reprints

It is important to keep your information with the Township up to date. Forms are available below to make changes to the information we have on file.

Change of Name: The names on the property tax bills are the same names registered with the Land Registry office. To change the names registered on your property’s title, you can contact Ontario Land Registry.

Change Mailing Address: To change your mailing address, fill and submit a Change of Mailing Address form.

Tax Rates and Information

Each year, Council passes a budget. The budget sets out the amount of funds to be raised from property taxes. That amount is divided amongst the total taxable assessed value of all eligible properties in the Township. The taxable assessed value of each property depends upon its tax multiplier (%) which is set each year by the Township, following guidelines set out by the province.

In the Township of Lake of Bays, your property taxes are based on the property assessment value of the home, cottage or vacant land you own. This value is set by the Municipal Property Assessment Corporation (MPAC). The Province of Ontario, The District of Muskoka and the Township of Lake of Bays all receive a portion of your tax dollars to support the services they are responsible for providing.

Property taxes are determined by multiplying the current value or assessment of your property by the annual tax rate for the property type or property class, plus any applicable special charges.

Property Assessments

All properties in Ontario are assessed by the Municipal Property Assessment Corporation (MPAC). To establish your property’s assessed value, MPAC analyzes the property sales in your area. These sales provide the basis for assessed values. MPAC continually collects information about properties to ensure that similar property types are valued consistently within the market area.

Your property taxes are calculated by multiplying your property’s assessed value by the property tax rates. You can appeal the assessed value of your property by contacting MPAC at 1-866-296-6722. The property tax rate is the same for all properties in the same property tax class.
